Watkins Farm is a single-family detached residential subdivision of 37 Lots. Per the Final Plat Note #1, building setback lines are established as 30' Front / 12' Side / 25' Rear. Note 3 stipulated minimum lot size of 40,000 Square feet with Note 2 stipulating a 75' minimum lot width line. There are several Notes that speak to 'public sewer':
- Note 7 - states "Once public sewer is provided to the subdivision, all lots are required to connect (to public sewer).
- Note 8 - states "Once public sewer is provided to individual lots, the individual lot's sewer easements will be abandoned.
Note 9 - states "Shaded lots can only be developed when public sewer is provided and the individual lot no longer grants any sewer easements.".
Per IMAPS information of City of Raleigh sewer system, the neighborhood is completely served by (under pressure/not gravity) sanitary sewer lines.
Note 10 states "Lots bordering pond are responsible for pond maintenance" -- this appears to affect Lots numbered and addressed as: Lot 19 (102 Blueberry Court), Lot 20 (103 Siron Circl), Lot 21 (107 Siron Circle), Lot 22 (113 Siron Circle), and Lot 23 (119 Siron Circle).
Sheet 5 of 5 is "Sewer Easement Detail" with certain calculations for certain (but not all) Lots relating to the map on Sheet 4 of 5.
The Final Plat contains no information regarding Allowed or Maximum Impervious Surface amounts; therefore there is no known regulation on the amount of impervious coverage that can be developed.
