Granite Falls Boulevard Extension - Rogers Road to Grand Rock Way - see uploaded files.

  • Item 1.A. dedicated 0.33 acre of Right-of-way for Granite Falls Boulevard.
  • Item 1.B. dedicated a perpetual (Permanent) public easement for Drainage of 17,987 SF (0.41 acre). 
  • Item 1.C. dedicate a temporary public easement for Construction activity of 8,281 SF (0.19 acre).
  • Item 2.B. states "Construction and temporary maintenance of the Drainage Easement by the Town with construction of the same at a size and capacity to allow for the future development of the Land for commercial or multi-family residential uses at an impervious surface percentage of at least seventy percent (70%)."
  • Item 17 is Drainage Easement Maintenance and states "The Parties agree that upon the issuance of a building permit for development of the Land, the maintenance obligations for the Drainage Easement, as set forth in the Easement Agreement, shall be assumed by Owner and Owner's heirs, successors, or assigns in perpetuity.  The provisions of this Section shall be memorialized within the Easement Agreement or by a separate recordable instrument."
