Jones Dairy Storage

Jones Dairy Storage is a proposed Self-storage development on an approximately 5 acre tract [ PIN 1850608722 ] at 1200 Jones Dairy Road (located on the south side of Jones Dairy Road immediately east of Jones Dairy Elementary school).

TA 22-02 - APPROVED 04/04/2023 - Applicant initiated Text Amendment to the LDO regarding 'self-storage' as a component of the described/defined Zoning uses of "industrial, light' and "warehousing".  On April 4, 2023, the Town Board of Commissioners held a public hearing and discussion, and voted on a motion to Approve 3-1-1 (3 in favor, 1 opposed, 1 absent).   

MA 22-09 -  APPROVED 04/04/2023 - Map Amendment (Rezoning) of PIN 1850608722 to rezone from the Wake County's Industrial (I) Zoning District to the Town Land Development Ordinance (LDO) Zoning District of General Industrial - Conditional Zoning (GI-CZ).   On April 4, 2023, the Town Board of Commissioners held a Legislative hearing and discussion, and voted on a motion to Approve 2-2-1 (2 in favor, 2 opposed, 1 absent(Sutton)). The Mayor voted affirmative on the motion to Approve, breaking the tie, and the motion was passed.   The Town Board, on a motion to Approve a Consistency and Reasonableness statement, then voted 3-1-1 (3 in favor, 1 opposed, 1 absent).

Alternative Parking Plan (APP) - APPROVED 04/04/2023 - Per LDO Section 6.4.3.K., the Applicant proposed a required parking standard of 1 parking space per 100 storage units, and to locate parking between the principal building and the street frontage.  On February 7, 2023, the Town Board of Commissioners held an evidentiary quasi-judicial hearing.  On April 4, 2023, the Town Board of Commissioners voted on a motion to Approve 3-1-1 (3 in favor, 1 opposed, 1 absent).   

ANX 22-08 -  APPROVED 04/04/2023 - Petition for Voluntary Annexation of 5.72 acres (PIN 1850608722) from Wake County jurisdiction into Town Corporate limits.  On April 4, 2023, the Town Board of Commissioners held a public hearing and discussion, and voted on a motion to Approve 3-1-1 (3 in favor, 1 opposed, 1 absent).     Ordinance 2023-O-04 for ANX 22-08 was Recorded on 04-19-2024 as Bk019590 / Pg01695-01698.

FSP-23-18 - RECORDED 06/25/2024 as BM2024/Pg1305 -  Final Subdivision Plat to dedicate Jones Dairy Road right-of-way and to create various Easements relative to development of self-storage pursuant to SDP-23-03.  Three (3) Submittals were reviewed by TRC. 

SDP-23-03 - APPROVED 07-16-24/07-19-24/07-30-24 -- Site Development Plan application submittal for development of PIN 1850608722 as a self-storage facility comprising 565 individual rental spaces within six (6) buildings.  This is an Administrative review and approval process per the LDO, and is subject to the Conditional Zoning of MA 22-09 and the associated Alternative Parking Plan (APP) approved by the Town Board of Commissioners.   Seven (7) submittals were reviewed by the TRC Staff between April 2023 and July 2024.  Associated Wake County Permit SEC-104375-2023  was APPROVED on 2024-07-15.  Fully Signed Site Development Plan approval dates of: Town - 2024-07-16  / Wake County - 2024-07-19 / City of Raleigh - 2024-07-30.

MA 22-09/ANX 22-08-Jones Dairy Storage - Approved by Town Board

On April 4, 2023, the Town Board of Commissioners approved Map Amendment (Rezoning) application MA 22-09, an Alternative Parking Plan proposal tied to the Concept Plan associated with MA 22-09, a Voluntary Annexation Petition to annex the subject property into the Town corporate limits, and an associated Text Amendment to the Land Development Ordinance (LDO) regarding 'self-service storage' and 'self-storage facilities' as they are included in the descriptions of the zoning specific uses of 'Industrial, Light' and 'Warehousing' respectively.  The 5.5 acre property along Jones Dairy Road is now zoned the General Industrial-Conditional Zoning (GI-CZ) District subject to a Concept Plan and set of Conditions of Approval, and in the Town corporate limits. The next step in development will be an Administratively reviewed Site Development Plan application.
