MA 06-03 - A Rezoning of the property that indicates "CO-CZ" (based on other information Staff considers this to mean Commercial Outlying Conditional Zoning). Documentation shows a list of six (6) 'Zoning Conditions'; the found document is un-signed.

MA 14-04 - A Rezoning of the property that indicates "CO-CZ" (see above on this acronym). Documentation shows a list of eight (8) 'Zoning Conditions'; the found document is un-signed.

MA 15-04 - A Rezoning of the property that indicates "CO-CZ" (see above on this acronym). Documentation shows a list of nine (9) 'Zoning Conditions'; the found document is un-signed.

SUP 18-02 - A Special Use Permit for the property that per a Town letter dated 2018-10-08 "the Permit allows for the operation of a retail beer and wine store with on-site consumption at 519 S. Main St. in Rolesville."

TA 21-01 - This is a Town Text Amendment to the Town's Unified Development Ordinance (UDO) that was required by the State Legislature adoption of General Statutes 160D - this amendment renamed / relabled all UDO Zoning Districts that included the Special Use District (SUD) suffix to Conditional Zoning Districts ("CZ").  This action thus changed the Zoning District designation of the property from "CO-SUD" to "CO-CZ".

**CO-CZ to GC-CZ -- With the Adoption of the Land Development ORdinance (LDO) on June 1, 2021, and the repeal of the Unified Development Ordinance, the "CO-CZ" District was transitioned to the General Commercial Conditional Zoning (GC-CZ) District for name reference.  The existing Zoning entitlements of the previous Approvals still run with the property.

REZ-25-02- 519 South Main Street- WITHDRAWN 2025-06-23 - 

****Per the uploaded email request, the Applicant has withdrawn this application from further review by the Town effective June 23, 2025.*****

Rezoning map amendment application to change the previously approved Map Amendment conditions found in (MA-15-04), and the Special Use Permit conditions ( SUP-18-02) for 1.02 acres, being PIN 1758687482 owned by GBWR Holdings LLC.   This application is being represented by Morningstar Law Group on behalf of Applicant Chapel Hill Tire Car Care.  The currently-in-effect Zoning Conditions provides a list of Permitted uses, and that list does not include the use of "Vehicle Repair, Minor".  The Applicant seeks to replace the condition listing the Permitted uses and commit to permitting only One (1) use, that being "Vehicle Repair, Minor", along with several site development feature commitments / limitations.  

  • 1st Submittal received 03-26-2025; on TRC review during April 2025; Applicant requested a pause in processing as the Applicant's associated Text Amendment is reviewed and either approved or denied by the Board of Commissioners.  A Comment summary published 2025-06-22 to conclude the 1st submittal.

NOTE: This same Applicant has submitted/initiated Text Amendment TA-25-04 to change the LDO Description of the 'Vehicle Repair, Minor' use to limit the number of bays that may face a public right-of-way to three (3), while enabling more than 3 overall service bays (with no maximum number of service bays).  See the Text Amendment webpage for those details.
