REZ-25-02- 519 South Main Street- UNDER REVIEW- Rezoning map amendment application to change the previously approved Map Amendment conditions found in (MA-15-04), and the Special Use Permit conditions ( SUP-18-02) for 1.02 acres, being PIN 1758687482 owned by GBWR Holdings LLC.   This application is being represented by Morningstar Law Group on behalf of Applicant Chapel Hill Tire Car Care.  The currently-in-effect Zoning Conditions prohibit the use of "Vehicle Repair", and the Applicant wishes to rezone the property with a different set of conditions that eliminate that Prohibited use (thus making it a Permitted Use).

The concept plan requests a Text Amendment (TA-25-04) to increase the current General Commercial Zoning District (GC) Vehicle Minor permitted use found in LDO Section 5.1.4. V. 4.e "No more than three (3) service bays shall be permitted. " to  "The proposed development would provide eight (8) service bays to serve the community."

NOTE: This same Applicant has submitted/initiated Text Amendment TA-25-04 to change the LDO Description of the 'Vehicle Repair, Minor' use to increase the permitted number of service bays.  See the Text Amendment webpage for those details.
