REZ-26-0002 - Zoning Map Amendment (Rezoning) to change the Land Development Ordinance (LDO) zoning from the existing RM-CZ (Residential Medium Density Conditional Zoning) and small portion of Residential Lot Density (RL)  to a combination of XX acres of Residential High (RH) Density District and XX acre of General Commercial, both as Conditional Zoning (CZ) districts.

  • 1st Submittal on review during the MARCH review cycle by TRC Staff - comments issued 2026-03-26.

A Traffic Impact Analysis (TIA) has been performed by the firm DRMP, based off a Trip Gen Analysis letter that determined the project would produce 772 Daily Trips. See Memorandum of Understanding (MOU) dated 2026-04-07.  

The Applicant will be hosting a Neighborhood Meeting to discuss the rezoning and proposal with attendees on April 30th at 5:30 PM in the Rolesville Community Center located at 514 Southtown Circle, Rolesville NC 27571.   TIA Report dated April 2026, and Signed 2026-04-30 is uploaded (including Appendix).

  • 2nd Submittal expected for review during the MAY review cycle by TRC Staff - tbd

 

2026-05-18 - The Planning Board voted 6-0 on a motion to Recommend Approval to the Board of Commissioners.
