Preserve at Moody Farm (Hollingsworth/Moody Property)

Caruso Homes has submitted Applications for Voluntary Annexation and Map Amendment (Rezoning) for 51.78 acres located on Amazon Trail and Rolesville Road.

** These applications shall be reviewed under the Unified Development Ordinance (UDO), and not the Land Development Ordinance (LDO).

ANX 21-02 - Approved 11/04/2021.  Voluntary Annexation Petition for contiguous 35.204 acres, being PIN 1767284304, and non-contiguous 14.713 acres, being PIN 1767284925, for a total of 51.78 acres into the incorporated Town limits.

- On 06-01-2021, the Town Board authorized the Town Clerk to Investigate Sufficiency of the Petition.

- On 07-08-2021, the Town Board set a public hearing for the petition.

- On 08-03-2021, the Town Board held a public hearing on the petition; the Board voted unanimously to continue the Public Hearing to October 5, 2021. 

- On 10-05-2021, the Town Board voted unanimously to continue the public hearing to November 4, 2021.    

- On 11-04-2021, the Town Board voted unanimously to Approve ANX 21-02.

MA 21-05 - Application for Map Amendment (aka Rezoning) from the (Wake County) R-30 District to the R3-CZ (Conditional Zoning) District. Town Board of Commissioners approved this rezoning at their _12-07-2021_ meeting as part of Item B.2 (Consent agenda).  

- On 10-05-2021, the Town Board voted unanimously to set the public hearing for MA 21-05 for 11-04-2021.

- On 10-25-2021, the Planning Board held a public hearing, and voted unanimously to Recommend Approval to the Town Board, suggesting conditions of: 1.) Applicant completely address TRC comments, and 2.) Construction shall not start until Rolesville Road is widened to three lanes.

- On 11-04-2021, the Town Board voted unanimously to Approve MA 21-05 with Conditions:

1.) all dwellings to be constructed on raised foundations with crawl spaces, no on-slab construction;

2.) development to incorporate a public greenway as shown on sketch plan incorporating option two, together with wayfinding signing and construction of a ten-foot, public multi-use path, connecting the greenway to the Kalas Falls greenway network as shown on the sketch plan;

3.) a solid board fence shall be erected along the property line boundary fronting the Eastern terminus of the greenway bordering the Shore property;

4.) on-site construction shall not commence until the Kalas Falls/Rolesville Road widening project is complete. 

- On 12-07-2021, the Town Board voted unanimously to Approve a Revised Sketch Plan incorporating the Conditions that are part of the Approval on 11-04-2021.

PR 22-01 - Application for Preliminary Subdivision Plat to subdivide 51.78 acres into 82 residential lots, 8 open space lots, new public streets, public greenway, and stormwater facilities.  Two (2) phases, each with 41 residential lots, is proposed. 

- 1st Submittal review occurred during January 2022, with Comments published 2022-02-08. 

- 2nd Submittal received 2022-11-03, Comments published 2022-11-23. 

- 3rd Submittal received 2023-11-02, Comments published on 2023-12-07.
