REZ-24-04 - 6520 Fowler & 6521 Mitchell Mill Rd - APPROVED 2025-08-05 - Rezoning map amendment application to change the zoning for 45.48 acres, eing PIN's 1768602816 (36 acres) and 1767696199 (9.48 acres), from Wake County's R-30 Zoning District to a Town of Rolesville Land Development Ordinance (LDO) Zoning District of Residential High Density Conditional Zoning (RH-CZ) District.   The Concept plan and Conditions request a maximum of 100 single-family detached (SFD) dwelling unit lots, with a typical lot dimension of 75' lot width by 120' lot depth ( 9,000 SF).  Three (3) Submittals reviewed by TRC Staff between November 2024 and May 2025.  Applicant held a required Neighborhood meeting on 2025-02-18.  Traffic Impact Analysis (TIA) performed by STANTEC - report is dated 2025-__ -  . NCDOT provided review on/dated 2025-  - .  On 2025-06-23, the Planning Board provided a 4-1 (2 absent) recommendation of Approval to the Town Board of Commissioners.  Signs posted on property frontages on July 25, 2025.  On 2025-08-05 - Town Board of Commissioners conducted a Legislative Hearing; there were 2 public speakers; on a Motion to Approve the Board voted 4-1 (Alston nay).

Neighborhood Meeting February 18, 2025 - 6PM

The Town of Rolesville has been notified by the Applicant for REZ-24-04/ANX-25-01, a proposed residential subdivision located at 6520 Fowler Road and 6521 Mitchell Mill Road, that they will hold a Neighborhood meeting on February 18th at 6:00 PM at the Village Church Rolesville, 410 Southtown Circle, Rolesville NC 27571.  This meeting is a requirement of the Town's Land Development Ordinance (LDO) for Rezoning Map Amendment applications.

The Applicant is Collier Marsh with the law firm of Parker Poe Adams & Bernstein LLP; the property owner is Barbara J. Richards.
