Preserve at Jones Dairy Road - South Section

The Preserve at Jones Dairy South is a residential subdivision of 54.01 acres creating 215 single-family detached dwelling unit lots (spread across 5 phases), one amenity center lot, and associated public streets, open spaces, public greenway trails, stormwater management facilities, and utility infrastructure.

Below are first details of Approved and/or Recorded land development entitlements, followed by (below solid line) currently under review Development Applications for further entitlements.

ANX 20-08 (Approved 05-04-2021)
Petition to Voluntarily Annex into the Town Limits 55.354 acres.  The Town Board of Commissioners held a public hearing and Approved Ordinance 2021-O-5 on May 4, 2021.  The Ordinance was then recorded on 05-24-2021 as Bk 018516 / Pg00456-00459. 

MA 18-04 / (Approved 09-17-2019)
Rezoning Petition (MA 18-04) to rezone 56.861 acres south of Jones Dairy Road from Residential 1 (R-1) and Residential 2 Special Use District (R2-SUD) to Residential and Planned Unit Development (R&PUD).

SUP 18-05 / (Approved 09-17-2019)
Special Use Permit for Preserve at Jones Dairy Road - South Section for a PUD Master Plan for single-family lots development in the R&PUD District.  The Approved SUP is Recorded as Bk017626_Pg02433-02439. 

PR 20-03 / (Approved 08-18-2020)
Preliminary Subdivision Plat to subdivide 54.01 acres into 215 lots in three (3) phases. The Town Board of Commissioners voted 4-1 to Approve the Application on 08-18-2020.  On 09-15-2020, the Town Board unanimously (5-0) Approved the ORDER document as Agenda Item B.7 on the Consent Agenda.   This documents was RECORDED on______?____  as BK___ / PG_____ .  

NOTE: A revision to the Phasing Plan component was approved via SUP 21-02 (see details below under that header), converting Phase 1 into Phases 1A, 1B, 1C. 

CD 20-03 / (Approved 03-04-2021) - Construction Drawings (engineered plans) for the subdivisions infrastructure of public streets, utilities, stormwater management. ** Revised March 2022 to properly reference and reflect the Phasing Plan revision per SUP 21-02 and PR 20-03 - see uploaded file.

SUP 21-02 / (Approved 07-08-2021) - A Phasing Plan Revision to that contained in SUP 18-05 (South), SUP 18-06 (Central), and SUP 18-07 (North).  This also revised the Phasing Plan included/approved in Preliminary Subdivision Plat PR 20-03.   Presentation to the Town Board in an Evidentiary Quasi-Judicial Hearing on July 8, 2021, and approval of the Order on 08/03/2021.  This document was Recorded on ____________  as Bk_____ / Pg______. 

FP 21-05 - Phase 1A Final Plat / RECORDED - 41 Residential lots (Lots # 1, 33-35, 70-95, 155-159, 172-173, 195-196, 205, 215), Open Space lot #1, and an un-numbered Amenity Area lot.  Recorded 12-13-2021 as Book Of Maps BM2021/pg2187-2189.

FP 21-06 - Phase 1B Final Plat / RECORDED - 58 residential lots (Lots # 14-32, 174-194, 197-204, 206-214).  Recorded 03-17-2022 as BM2020/pg481-483. 

FP 21-07 - Phase 1C Final Plat / RECORDED - 23 residential lots (Lots # 2-13, 161-171).  Recorded 04-14-2022 as Book of Maps BM2022/pg707-708. 

FP 22-06 - Phase 1A - Greenway Easement / RECORDED - Final Plat to relocate a 20' public greenway access easement. Easement was originally recorded via Book Of Maps BM2021/pg2187-2189.   Recorded on 06-14-2022 as BM2022_Pg01111-01113. 

CD 20-03 REVISION (Approved 02/15/2023) - A revision to the Approved Construction Drawing Application CD 20-03, to make revisions regarding a Greenway and Drainage. Planning Director signature/approval date of 02/14/2023.

FP 22-18 - Landscape Easement / RECORDED - A Final Plat to record a Landscape Access & Maintenance Easement adjacent Jones Dairy Road at the rear of Lots 1-15 and 155-159; Lots 1, 155-159 are part of Phase 1A, recorded per BM2021/Pg2187.  Lots 2-13 are part of Phase 1C, recorded per BM2022/Pg707.  Lots 14-15 are part of Phase 1B, recorded per BM2022/Pg481.  Recorded on 02-28-2023 as BM2023/Pg364.

FP 22-09 - Phase 2 Final Plat / RECORDED - Final Plat to record 34 single-family detached residential lots.  Recorded on 03/27/2023 as BM2023/Pg570-571. 

FSP-23-14 - Final Subdivision Plat Phase 3 / RECORDED - A Final Plat to subdivide 13.356 acres into 59 single-family detached (SFD) lots, 2 open space lots, and associated public right-of-ways. Recorded on 12/12/2023 as BM2023/Pg2185-2187. 

NC DOT Encroachment Permit E051-092-22-01147 is dated January 12, 2023 for approval of the road widening frontage improvements of/to Jones Dairy Road in the vicinity of the South and Central subdivisions.  These plans eclipse CD 21-02 - which were initially submitted for off-site improvements to Jones Dairy Road per recommendations of Traffic Impact Analysis that was part of Map Amendment 18-04 and Special Use Permit 18-05 Approvals.

 


SP 22-05 - Amenity Center Site Plan - A Site (Development) Plan application for an Amenity Center on 'Amenity Area' Lot (PIN 1759886764) within Phase 1A, recorded as BM2021/pg2187-2189.  Project entails a parking lot and pool.   Five (5) submittals reviewed by TRC-Staff between July 2022 and December 2023.  

Wake County Permit SEC-106257-2023 Approved w/ Conditions on 2024-04-16.

Updates

Preserve at Jones Dairy South Update

March 13, 2023

As of March 2023, three of the five planned phases, comprising 122 residential lots, have been recorded, and KB Homes is actively constructing homes within these phases. Off-Site road improvements to Jones Dairy Road required by this development is expected to begin construction later this spring/early summer.

Public Meeting

August 18, 2020

The Board of Commissioners held a public meeting on August 18, 2020, to discuss the preliminary plat for the Preserve at Jones Dairy - South. The preliminary plat was approved. 

Neighborhood Meeting Scheduled for Preliminary Subdivision Plat

February 24, 2020

The neighborhood meeting for Preliminary Subdivision Plat for the Preserve at Jones Dairy Road - (South) will be held on Tuesday February 25, 2019 at 7:00 p.m. at Rolesville Community Center (514 Southtown Cir). The applicant will receive public comments during the meeting and answer questions.
