Wait Avenue Subdivision (aka Pulte/FKA Thales)

This project is for PIN: 1850 95 0449, 1860 04 5778, 1860 05 6400 and 1860 14 3789, being addressed as 2024, 2206 and 2200 Wait Avenue and 1321 Averette Road.

A 18-01 - Voluntary Annexation - At their May 1, 2018 meeting, the Town Board held a Public Hearing (no speakers), and unanimously approved Ordinance 2018-O-06, for the voluntary annexation of 3 properties totaling 64.194 acres. The Annexation Order was recorded on _________ as Bk _____ / Pg _______. 

MA 18-02 - Map Amendment (Rezoning) -   At their 6/5/2018 Meeting, the Town Board held a Public Hearing (1 speaker in favor, 1 in opposition), and unanimously approved MA 18-02, which rezoned the property from the Wake County R30 & HD Districts to the R&PUD District and R40W (for watershed overlay area). 

SUP 18-01 - Special Use Permit - At their 6/5/2018 Meeting, the Town Board held an Evidentiary Quasi-Judicial Hearing; there were no public speakers; the Board unanimously approved SUP 18-01, with the addition that the streets be named as shown in the presentation and incorporating the conditions of approval.   At their November 6, 2018 meeting, the Town Board of Commissioners approved Agenda Item 7. on the Consent Agenda, the Special Use Permit ORDER of Approval; this was recorded on __________  as Bk _______ / Pg _________ .

SUP 21-01 - A Special Use Permit Application submitted by Pulte Home Company to AMEND SUP 18-01, the existing Special Use Permit for the property. Zoning District is R&PUD (under the UDO).  Revision consists of removing the Educational use, developing up to 102 Single-family detached and 191 townhome lots, approximately 15 acres of (future) commercial uses, and a minimum of 30% of the residential land area preserved as Open Space.  Four (4) submittals reviewed by Town Technical Review Committee. A Neighborhood Meeting was held May 12, 2021.

 

 

On 2022-02-28, the Planning Board considered Item #5, and  

On 2022-04-05, the Town Board of Commissioners held an Evidentiary Quasi-Judicial Hearing, and postponed further deliberation and action until the May 3, 2022 Town Board meeting. 

On 2022-05-03, the Town Board of Commissioners, on a Motion to DENY, voted Unanimously citing issues with Finding of Facts (d), (f), and (g).

On 2022-07-06, the Town Board of Commissioners approved Item B.4, an ORDER of Denial, by unanimous vote on the Consent Agenda.

April 18, 2022

On 4/5/2022, the Town Board held a Quasi-Judicial hearing on this application, and postponed final deliberation and action until the 5/3/2022 Town Board Meeting.

Planning Board review of SUP 21-01

February 28, 2022

At the February 28, 2022 meeting, the Planning Board voted unanimously to recommend approval to the Town Board of Commissioners.

Special Use Permit SUP 21-01

December 23, 2020

SUP 21-01 - Pulte Home Company have submitted an amendment to the existing SUP 18-01, to amend the PUD Master Plan to propose single family detached and townhome lots as well as approximately 15 acres for future non-residential development.
