Parker Ridge

** ALL DEVELOPMENT APPLICATIONS WILL BE REVIEWED UNDER THE LAND DEVELOPMENT ORDINANCE (LDO).

Parker Ridge is a proposed residential subdivision to consist of up to 162 single-family detached lots/homes and 114 single-family attached lots (Townhomes) across approximately 88.5 acres. 

ANX 22-06 - APPROVED 03/07/2023 - Petition for Voluntary Annexation into Town corporate limits of two tracts:  PIN 1758988411 being 59.357 acres and PIN 1758983710 being 0.396 acre, totaling 59.753 acres.  Review and approval process followed that of MA 22-03; on 03/07/2023, the Town Board of Commissioners voted unanimously (5-0) to Approve the Voluntary Annexation.

MA 22-03  - APPROVED 03/07/2023  - Map Amendment (Conditional Rezoning) request for 4 tracts of land totaling 88.5 acres, to rezone from the [UDO] R-PUD and [LDO] RL Districts to the LDO RM-CZ and RH-CZ Districts, to develop a residential subdivision consisting of maximums of 120 Single-family Attached (Townhome) dwelling units and 170 Single-family Detached dwelling units, subject to a Concept Plan and set of Conditions of Approval.  Seven (7) submittals of the application were made and reviewed by the TRC and Staff prior to approval, between March 2022 and May 2023.  Three (3) Neighborhood Meetings were conducted by the Applicant.  A Traffic Impact Analysis (TIA) dated 02/02/2023 accompanies the approval.  The public meetings consisted of: 

  • On 09/26/2022, the Planning Board unanimously recommended for Approval to the Town Board of Commissioners.   
  • On 11/15/2022, the Town Board of Commissioners were presented the application, and a Legislative Hearing opened. The Board voted unanimously (5-0) to continue the Legislative Hearing and deliberation to a future date.   
  • On 02/07/2023, the Legislative Hearing was continued, and closed. The Town Board of Commissioners voted unanimously (5-0) to continue discussion and consideration to the 03/07/23 meeting date.  
  • On 03/07/2023, the Town Board of Commissioners voted unanimously (5-0) to Approve the Rezoning request, as well as voted unanimously to adopt a Plan Consistency Statement and Statement of Reasonableness. ANX-22-06 was also unanimously Approved, see above.

PSP-23-02 - Major Preliminary Subdivision Plat - APPROVED 12-22-2023 - To subdivide four (4) properties totaling 86.89 acres into 161 Single-family detached lots and 114 Single-family Attached (Townhome) lots.  Six (6) submittals were reviewed between April and December 2023.

CID-23-06 - Construction Infrastructure Drawings - APPROVED 12-22-2023  - Pursuant to PSP-23-02, subdivision infrastructure plans for the Parker Ridge residential subdivision.  Seven (7) Submittals reviewed by the Technical Review COmmittee (TRC) between June 2023 and March 2024.  Associated Wake Co Permit SEC-111977-2023/SWF-111983-2022 were issued APPROVAL on 02-01-2024.  Final Signature Approvals provided by the following on:  

  • 03/12/2024 - Town of Rolesville 
  • 03/18/2024 - Wake County (referencing SEC-111977-2023 and SWF-111983-2023) 
  • 03/22/2024 - City of Raleigh Utilities (notes Public Sewer System Permit S-5439 and Pulbic Water System Permit W-4107).

 

CID-23-07 - Construction Infrastructure Drawings - Pursuant to MA 22-03 (and PSP-23-02), subdivision infrastructure plans for the off-site improvement to create a driveway at E. Young Street (related to Access D through Town Campus property, see MA 22-03).

CID-23-08 - Construction Infrastructure Drawings -Pursuant to MA 22-03. infrastructure plans for an off-site public street (Access D, aka Young Street connector).

Updates

Parker Ridge Site construction begins

April 8, 2024

On Monday, April 8, 2024, construction site work began for the future residential neighborhood called Parker Ridge, located at 201 Redford Place Drive.   Construction work for the infrastructure of the neighborhood should continue throughout 2024.
